Job Description General Purpose: To effectively respond to web based sales inquiries within a timely fashion and convert to onsite sales appointments resulting in an increase in overall sales and an improved customer experience. In order to achieve the general purpose of this position the following duties may be required. Essential Duties and Responsibilities: include the following. Other duties may be assigned. Respond to all e-mail and phone leads immediately. Qualify the leads based on needs. Provide consistent follow-up to online prospects with the goal of setting an appointment with the onsite sales counselor. Provide information and marketing materials to prospects. Respond to the sales line and voicemail for leads. Work with the prospect to determine the best community and floor plan. Utilize lead-management software. Track and report on lead activity and sales conversion ratios Maintain website content. Monitor third-party websites and online advertising Continually research the competition and their online activities Additional responsibilities as needed. Manage and be responsible for all MLS listings per Division Guidelines Accountability: Demonstrates a commitment to the Company Mission. Develops and maintains respect and harmony with all Employee and Management. Develops and maintains excellent working relationships with prospective homebuyers. Exercise initiative in organizing and completing assigned tasks according to established guidelines, safety standards and procedures, deadlines and department parameters. Solves problems by using judgment based upon knowledge of existing management policies, and departmental practices and procedures. Meet established productivity and task management standards, or seek assistance. Supervisory Responsibilities: This job has no supervisory responsibilities. Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education and/or Experience/Licenses and/or Certificates: Two years of demonstrated experience in a sales environment and/or marketing field. Real Estate License (State specific). Requires the ability to communicate effectively (written and verbal) with all levels of employees, homebuyers and their representatives. Customer focused and personable Proven email and phone communication skills Sales contact management database experience Highly organized with the ability to maintain focus while working in an unstructured environment with nominal supervision. Ability to multi-task and manage time well Must have problem solving, prioritizing abilities, and interpersonal skills. Requires self-motivation, excellent listening skills, and high energy. Must be able to learn and follow a proven sales process. Communication Skills: Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public. Mathematical Skills: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry. Reasoning Ability: Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables. Computer Skills: To perform this job successfully, employee should know how to use a computer and have knowledge of word processing; database; and other Windows software. Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
